How to Finance an ADU in Massachusetts: HELOCs, Construction Loans & State Programs

An ADU is a six-figure project, and almost nobody writes a check for it. The good news: because ADUs generate income and add appraised value, lenders treat them better than almost any other renovation. Here's every route Massachusetts homeowners are using in 2026.

HELOC: The Default Choice

If you've owned your home more than a few years, you likely have the equity. A home equity line funds the project in draws as construction progresses, you pay interest only on what you've drawn, and — key move — the ADU's rental income covers the payment once it leases. Most of our garage conversion and basement ADU budgets get funded exactly this way.

Cash-Out Refinance

Makes sense when your current mortgage rate is at or above market. You refinance, pull the ADU budget out in cash, and carry one payment. Run the blended-rate math against a HELOC before choosing.

Renovation & Construction Loans

  • FHA 203(k) and Fannie Mae HomeStyle loans fund renovations based on the after-completion value — useful when current equity is thin. Some programs now count projected ADU rental income toward qualification.
  • Construction loans suit large detached builds; they convert to permanent financing at completion.

The Massachusetts ADU Incentive

The state has tasked the Massachusetts Housing Partnership with an ADU incentive program offering education and financial assistance to eligible homeowners. Programs evolve — check MHP's current offerings when you plan, and ask us what clients are actually using.

Making the Numbers Work

The financing conversation changes when you treat the ADU as an income asset: $2,400/month in rent supports roughly a $160K project's debt service at 2026 rates. Our rental income guide walks the full math, and our ADU team provides the fixed-price proposal your lender needs.
